Rules are like official except no building in the Trader Zones.
Traders only have vanilla and expansion weapons and gear.
The Caverns is cave system north of NWAF (Vybor Airfield) where you can explore the find the highest loot in pristine shape. You'll need to find punched cards along with key cards to access different section of The Caverns. Happy Surviving out there.
